Rdb group offers homes close to nature

IT PROMISES to be a city within a city, where the quiet pastoral ambience paradoxically coexists with cosmopolitan lifestyle and entertainment. And it is the first mini-township of its kind in the picturesque, tea-rich state of Assam.

Developed by the Kolkata-based RDB Group, “Regent Paradise,” on the Ghoramara Road (Bhetapara, near the Hockey Stadium) in Guwahati promises its buyers a complete city at the price of an apartment.

Ravi Pincha, executive director, RDB Industries, told FC Estate, “We are offering the people of Guwahati a new city with nature as its soul. This is one of our most ambitious projects outside West Bengal, the others being in Bangalore, Surat and various places of Rajastan.

Regent Paradise, which will house 490 dwelling units, is being developed with a capital outlay of more than Rs 100 crore. We had actually signed a joint venture agreement with Assam State Housing Board, under which the latter gave us this 22 bighas of land.” The complex is expected to be ready for its new occupants by the end of 2010.

Set against the backdrop of green hills, Regent Paradise has been landscaped on undulating grounds that offer an opportunity to explore nature with fragrance of flowers and chirping of birds. Elevated walkways, sparkling falls and a fountain will all add a dash of romance and mysticism, said Pincha.

The 490 homes, designed by Vivek Singh Rathore of Salient, who is the principal architect, along with Sanjeev Parekh of SPA Associates as structural consultant and Shubhendu Banerjee of Spiro Creative Management Consultant, is spread across seven high-end and three efficiency blocks will give a new dimension to the term “good living,” added Pincha.

Each floor will have only four apartments to ensure privacy. In the high-end blocks, each two-bedroom apartment will have a minimum area of over 1,400 sq ft, while that for three-bedroom apartments would be 1,800 sq ft. And all apartments will have large windows for light and ventilation.

Now consider what’s on offer at Regent Paradise, other than the living space — 75 per cent open space with a picturesque garden, spacious club with community space and large banquet hall, swimming pool with separate children’s splash pool, tennis court and badminton court, children’s play area, an open-air amphitheatre, multi-gym, yoga and meditation centre, doctor’s chambers and a 24-hour ambulance, Montessori school, a bank with an ATM, modern shopping mall, digital theatre and food court, water treatment plant and rainwater harvesting, among other features. All these and many more come for a price of Rs 1,800- Rs 2,371 per sq ft, Pincha said.
