Avani oxford offers luxury city living amid nature

The 700,000 sq ft project to have six towers with 399 modern residential apartments, priced between Rs 40 lakh and Rs 70 lakh Complex to have two, three and four-bedroom flats with laminated wood flooring, stainless steel shuttered doors and vitrified tiles in living and dining rooms.

That has changed its colours schemes more than once since it was conceived. And the final look will only have shades of green on magnificent white towers.

Avani Oxford at Lake Town, I arguably the largest residential complex in the northern fringes of the city, will stand tall, reflecting the commitment of the developers to conserve the greens, Parita Mehta, spokesperson of the Avani Group, told FC Estate.

“The whole idea behind developing this complex was to let people live well within the city and yet amid lush green nature. We are, therefore, keeping 65 per cent of the total land as open space and lots of greenery all around. The green shades on the residential towers would also give residents the feel that they are in the lap of nature,” she said.

The 700,000 sq ft development would have six towers, offering 399 modern residential apartments. The apartments would come up for sale with a price between Rs 40 lakh and Rs 70 lakh, which is on a higher side in that area.

“We are looking at upper MIG (middle-income group) and HIG (high-income group) clientele. And our experience suggests that if you come up with a quality product — one that caters to the aspirations of prospective buyers, there is no dearth of buyers. Right from the beginning, we have been very particular about timely delivery.

We hope to offer possession around the festival season and we have already sold nearly 65 per cent of the flats,” Saket Mintri, senior manager, sales and acquisitions, pointed out.

Avani Oxford will have spacious two (1,200 sq ft), three (1,450-2,000 sq ft) and four bedroom (1,850-2,000 sq ft) flats with laminated wood flooring in the master bedroom, stainless steel shuttered doors, vitrified tiles in living and dining rooms.

“Spacious flats with good specifications matter a lot for the clientele we are tapping,” Mintri said.

Avani Oxford, designed by Agrawal & Agrawal, is also betting high on its location. “The project is strategically located in Lake Town, adjacent to the lake and swimming pool. At least four main markets, a metro railway station, airport, Kolkata railway terminus, Salt Lake and Esplanade, the city’s central business district, are all close by,” he said.

Also on offer at Avani Oxford are a large swimming pool, two well-equipped community halls, children’s play area, a multipurpose outdoor court, an indoor children’s corner, and a health club and gymnasium and games room.

“Although the property is being developed during the time of realty downturn, we did not have to offer any freebies. It has been good for us so far. This also gives us the courage to take up three more large residential projects within the city — two in south Kolkata and one in the western fringes, which will be three times bigger than Avani Oxford,” he said.
